The six regions

Central Oregon, town by town.

Most relocating buyers arrive thinking "Bend" and discover the surrounding towns offer something Bend itself can't — whether that's a shorter commute to acreage, a quieter downtown, more home for the money, or a tighter mountain-town feel.

Each region below has its own personality, price point, and pace. Click into any one for the full picture: typical pricing, schools, what locals love, what surprises newcomers, and the homes I see trading there. If a name pulls at you, click in.

Central hub · Lifestyle

Bend

The center of gravity for Central Oregon — mountain access, the Deschutes River through downtown, breweries, trail systems, and 13 distinct neighborhoods inside city limits. The most floor-plan variety, the most amenities, and the highest pricing in the region.

North of Bend · Value + growth

Redmond

Bend's faster-growing northern neighbor — significantly more home for the money, the region's commercial airport, and an easier drive to Sisters, Smith Rock, and the high desert. A favorite of buyers who want newer construction without Bend pricing.

West of Bend · Mountain charm

Sisters

A genuine small mountain town at the foot of the Three Sisters — western-themed downtown, walkable shops, and immediate access to the Cascades. Tighter inventory, distinct character, and a pace of life that's noticeably slower than Bend.

South of Bend · Resort + recreation

Sunriver

The region's iconic resort community — bike paths threading the entire development, ponderosa pines, golf, and easy access to Mt. Bachelor and the Cascade lakes. Strong second-home and short-term-rental market, plus a serious full-time community.

Far south · Acreage + value

La Pine

Where buyers go when they want real space — larger lots, room for shops and outbuildings, and pricing well below Bend. Quieter, more rural, and a real high-desert feel. Great fit for buyers who want acreage without leaving Deschutes County.

North · Small-town quiet

Terrebonne

Smith Rock's backyard — a quiet, small-town pocket north of Redmond with sweeping views, hobby-farm-friendly parcels, and a noticeably slower pace. A favorite of climbers, riders, and buyers who want country feel within a short drive of Bend.

Not sure which town is the right fit?

Almost every relocating buyer I serve narrows it down by visiting a few of these towns in person — what looks similar on Zillow feels very different in real life. Grab the relocation guide for a deeper look at pricing, schools, and lifestyle across all six, or set up a discovery call and we'll narrow it down together.
