On the far western edge of Bend sits a 245-acre master-planned community that a lot of relocating buyers have heard about but few really understand. Discovery West blends a rare west-side location, up to 20 custom builders, and a walkable "live-here-and-barely-leave" design. Here's the complete local breakdown — location, amenities, home styles, builders, pricing, and where it's headed.

What is Discovery West — and why NorthWest Crossing matters

Discovery West is a master-planned community on the far western edge of Bend, right at the city limit line and immediately adjacent to NorthWest Crossing (NWX). If you want to understand where Discovery West is headed, look next door: NWX and Discovery West share the same developer, Brooks Resources, which started NorthWest Crossing some 26–27 years ago. What NWX is today — a finished, beloved "little ecosystem" where you can live, shop, eat, and recreate without needing to leave — is the blueprint Discovery West is roughly 5–6 years into building toward.

That lineage is the single best way to set expectations. You get the reassurance of a proven vision (walk over to NWX to see the finished product) paired with the upside of buying into a community that's still taking shape. The location: a gateway to everything Bend is known for

Location is what "puts the bow on it." Discovery West sits right where Bend slopes into the Deschutes National Forest, which means the outdoors Bend is famous for are essentially out your door:

And you're still not far from the rest of town — downtown, the Deschutes River, Costco, and Redmond's airport are all a normal drive away. It's the best of both worlds: an outdoors-first launch pad that's also fully connected to the city.

Discovery Corner and the walkable amenities

The heart of daily life is Discovery Corner, the community's commercial plaza — the Discovery West answer to NWX's marketplace. It's filling in fast with genuinely good local businesses: Sparrow Bakery & Little Market (one of Bend's most popular bakeries), Put a Cork In It (wine shop), Sol Bella Boutique, Anna Salon, Form Pilates, Harper House (interior design), Bluebird Skin Therapy, Locavore (fresh local produce), office space, and condo units above the shops. There's a central gathering area with a fire pit — the kind of place neighbors actually meet.

The bigger amenity story is what's coming: the Skyliner Club, a planned athletic and social facility with pools, courts, and a social club, set next to the schools. Add the community's 40 acres of parks, Discovery Park, a scenic canyon with walking paths, and pedestrian connections into NorthWest Crossing's amenities right next door, and you have a community engineered around getting around on foot rather than by car.

Schools

Discovery West is exceptionally well-positioned for families, with all three levels close by: Miller Elementary, Pacific Crest Middle School, and Summit High School are all a short distance from the neighborhood — in several spots you can see the schools from the streets.

Home styles and the ~20 builders

Here's what genuinely sets Discovery West apart. A typical master-planned community of this size is built by one primary builder — maybe up to three or four. Discovery West is built by up to 20 different custom and semi-custom builders, hand-selected from a builders' guild of local high-end firms. Instead of cookie-cutter repetition, each builder works from its own portfolio, which produces an unusually rich mix of architecture.

The dominant style is mid-century modern, but you'll also find craftsman, modern farmhouse, Scandinavian, and clean contemporary designs — even brand-new homes styled to evoke a 1970s lava-rock-chimney look. Thoughtful touches recur throughout: preserved old-growth ponderosa pines rather than clear-cut lots, varied elevations so the streetscape doesn't feel repetitive, and alley-loaded garages on most lots so the fronts of homes present porches and architecture to the street instead of garage doors. Pricing and the market right now

Discovery West is a premium address, and the numbers reflect the location plus the caliber of construction. Over the past year:

The lowest sale over the last year was around $1.275M (about $861/sf on a smaller home), while the top end saw two homes close over $2.85M — one nearly $2.9M that went pending in just four days, and another on Strickland (4,331 sf) backing to Discovery Park. Typical homes run three to four bedrooms with two-and-a-half to three baths, around 2,500–2,700 square feet.

One quirk to understand: days-on-market figures look inflated here. Many homes list while still under construction — sometimes just framed or drywalled — so buyers can't yet see the finished vision, and the clock runs for 80–150 days. But once a home is complete and shows well, the good ones move quickly; well-priced homes with strong layouts often go pending within days of being finished. There's healthy inventory and a healthy dose of cash buyers, so it rewards being ready to act on the right completed home.

Phases and the future — including rare 1-acre lots

Discovery West is planned across 17 phases and is currently building through phases five, six, and seven — that's where "construction row" is today, on streets like Salilo, Levit, Strickland, and Sullivan (the canyon side). There's infrastructure already in the ground for dozens more homes, and build-out is projected to wrap around 2029–2030.

The part worth watching: later phases up toward the cliff and the tree farm are planned to include roughly 1-acre lots. In a community where the median lot is about 0.18 acres, an acre-plus parcel inside the city limits on Bend's west side is genuinely rare. If they perform anything like the larger lots at Westgate's tree farm did years ago — which sold fast — expect them to be among the most sought-after (and priciest) parcels in the community when they release. They're not available yet, but they're coming.

Who Discovery West is for

Discovery West fits buyers who want a brand-new, architecturally interesting home in a walkable, amenity-rich community with elite outdoor access — and who can comfortably operate in the $1.3M-plus range. It's especially strong for relocation buyers who value being able to live day-to-day without a car, families drawn to the school proximity, and anyone who wants NorthWest Crossing's lifestyle while getting in earlier on a community that's still appreciating into its final form.
